The largest cities are still growing Overall, the demand for housing is supported by sustained Danish population growth. However, macroeconomic conditions have made investors more cautious and slowed down many develop ment schemes. The housing market is expected to shift in favour of rental housing. The population continues to grow, but there is great geograph ical variation, with large towns and cities - and their catch ment areas – gaining population. Nationally, the population has increased by 6.0% in 2013-2023 – this includes e.g. 16.1% growth in the City of Copenhagen and a decrease of 9.1% in the Municipality of Lolland. Population growth remains concentrated mainly in five areas: . 1 Greater Copenhagen and Zealand municipalities within reasonable commuting distance from Copenhagen . 2 Aarhus and nearby municipalities, including Horsens, Odder, Silkeborg and Skanderborg . 3 Odense . 4 Aalborg (including Rebild Municipality) . 5 Triangle Region (mainly Vejle and Middelfart) What these growth areas have in common is that they are well-supplied with private- and public-sector jobs, educational programmes and hospitals, and that they are easily accessible. People are moving from expensive housing in cities The overall change in population covers several factors, such as migration pat terns and the number of births and deaths. Several of the major towns and cit ies have periods of population growth, even though there is net out-migration – meaning that more moving vans leave the city than enter it.
