Investment market in hibernation Foreign investors have very limited interest in Danish retail properties. They fear that Denmark will be hit by international trends with massive vacancies even in prime locations due to the rise of online shopping. One of the consequences is that fewer property funds are being established with a full or partial focus on retail premises. To a certain extent, there are investment opportunities, and for example, Coop, Denmark’s second-largest gro cery group, changed strategy a few years ago and will divest real estate on a large scale to free up capital. At the same time, we see future investment opportunities arising as a result of strategic considerations, especially among foreign property owners. This applies, for exam ple, to investment properties that are acquired based on a develop-to-core strategy or properties that are acquired in a core/core+ strategy with a limited holding period. However, as with other types of real estate, there is a sig nificant gap between buyers and sellers in terms of yield expectations and therefore pricing. But in the retail seg ment, potential investors probably have an advantage: they know there are not many other buyers.
