From Copenhagen to Greater Copenhagen – a growing trend

patterns for the area. Despite a continued increase in inhabitants, population growth is not driven by an increase in migration to the city. On the contrary, recent years have shown a negative net migration, and in 2024, migration patterns showed that the vast majority of out-movers (64%) chose to settle elsewhere in the Capital Region, while 44% moved to Copenhagen environs or Tårnby and Dragør. Moving patterns in major cities are often influenced by both socio-economic conditions and individual house- hold finances. Rising rental and owner-occupied housing prices in Copenhagen and Frederiksberg have motivated more people to move out of the city to find bigger and better homes within their budget. At the same time, many people want to stay close to Copenhagen and Fred eriksberg, which creates increased demand in Greater Copenhagen and, by extension, expectations of upward pressure on market rents.

In Copenhagen and Frederiksberg, it is not just rental prices that have increased. The cost of owning a home has also skyrocketed in recent years due to rising interest rates. As a result, the financial burden of owning is signif icantly higher than the financial burden of renting. At the same time, high employment, real wage growth and falling interest rates are dynamics that are currently supporting price increases in the owner-occupied housing market, especially the Copenhagen housing market. Rising home ownership prices lead to higher down payment require ments, which can deter many from entering the home ownership market and make rental housing a more attractive choice for home seekers.
