Main residential development areas Ørestad (including Bellakvarter) Dating back only to 1997, Ørestad is a relatively new Copenhagen mixed-use commercial and residential district that extends more than 5 km from the outskirts of the Copenhagen city centre to the edge of Copen hagen Airport on the island of Amager. The district has six metro stations, among them Ørestad station, which also provides regional train links to a wide catchment area, including Malmoe in Sweden. Once fully developed, in about 12 or 13 years from now, the district will house 3.1 million sq m floorspace, with commercial uses accounting for 50%, residential for 40% and cultural facilities, services, retail trade and institu tions for the residual 10%. Some 26,000 people already live in Ørestad, which is one of the districts of Copen hagen that has the youngest residents, with more than 50% aged between 20 and 39. Ørestad is divided into distinctive sub-districts, Ørestad Nord, Ørestad City and Ørestad Syd. The next stage in the development of Ørestad is Bellakvarter. The residential component of Bellakvarter has been completed, and in 2024, the Bella Uno community centre opened. Domestic pension funds Sampension and Akademikerpension

have joined forces to construct 80,000 sq m housing, an institution, a nursing home and a 17,000 sq m multi storey carpark via the company Bellakvarter. However, so far the local plan proposal is pending approval by the City of Copenhagen. If the plan is approved, it makes it possible to construct 2,375 residential units. To support the development that is currently taking place in the neighbourhood, primary school Arenakvarterets Skole opened in 2024, next to the Royal Arena multiarena and regional shopping centre Field's. Sydhavn Sydhavn (the south harbour) is a harbour district about 2 km south of the Copenhagen city centre, bordering on new office buildings, hotels, etc. Furthermore, it lies in proximity of the Fisketorvet Copenhagen Mall shopping centre on the Kalvebod Brygge waterfront. Sydhavn has multiple development areas, including Enghave Brygge, Teglholmen, Sluseholmen and Stejlepladsen. The latter area, developed by domestic pension fund PFA, will become a new sustainable Copenhagen district over looking the Fiskerihavnen harbour and neighbouring a large green expanse. The vision for Stejlepladsen is to construct about 52,000 sq m residential space, equiv alent to some 900 dwellings.
