Avedøre The industrial district of Avedøre Holme south of Copen hagen is characterised by a substantial proportion of outdated facilities. Nevertheless, Avedøre Holme benefits from an outstanding location right next to the E20 motorway, effectively cutting transport times to Copenhagen. A new local plan adopted by the municipal council in Hvidovre in late 2022 ensures new devel opment opportunities in the area. The new local plan will provide space for both large and small businesses in the future, while also focusing on the green tran sition in terms of energy production, biodiversity and newbuilding. For all local plan sub-areas, a building percentage of 100% has been set, while there are varying requirements for maximum building height and plot size. Given its strong logistics location, Avedøre Holme could become a popular district if newbuilding opportunities arise in the future. In the past, it was discussed whether to expand Avedøre Holme by establishing “Holmene” – nine islands off Avedøre Holme. The project has met with strong opposition and several mayors in the neighbouring municipalities have wanted it shelved. Indeed, in early 2025 it was replaced by a new land-fill project intended to flood proof the capital. The coastal protection scheme comes with a price tag of approx. DKK 1.2 billion. Amager/Kastrup Situated in Kastrup on the island of Amager, Copen hagen Airport offers airside lease opportunities for airport-related businesses. Although a fairly slim market segment, demand is strong because of increasing air cargo volumes. As part of the expansion of Copenhagen Airport, a new cargo and logistics park is planned on a more than 30 ha site, Airport Business Park. Planning provisions allow for a building height of 22 metres, with no restrictions in terms of volume.

BHS Logistics was the first tenant to move into the new logistics centre in spring 2022, followed by Movianto, taking a 16,000 sq m lease in the new logistics centre. Most recent newcomer, Dutch company Bedrocan, took a 13,000 sq m lease here in 2023. At Høje-Taastrup, Copenhagen Markets (Grønttorvet) comprises three large-scale warehouses with a total roofed-up area of 67,000 sq m on a 220,000 sq m site. It is the largest wholesale marketplace for fruit and vege tables in Scandinavia. In Greve, CBRE Investment Management (CBRE IM) has now obtained full ownership of MG Park Greve. Currently, fully let areas total around 52,000 sq m, with approx. 52,000 sq m warehouse and 2,600 sq m office space still to be built. CBRE Investment Management's acquisition of the remaining space in the area was struc tured according to a forward-funding model, where MG Real Estate is involved in the ongoing construction of the remaining warehouse and logistics facilities. In 2024, CBRE IM signed lease agreements with tenants on approx. 8,500 sq m. At Solrød Strand, construction has started on E20 Park Copenhagen. When fully completed, it will be one of Denmark’s largest logistics parks, offering a broad range of lease units and unit sizes. The park is developed by Verdion and Aviva, with the first stage now completed, comprising some 50,000 sq m speculative building. When fully developed, E20 Park Copenhagen is expected to comprise 150,000 sq m in total. The latest phase of the development consists of approx. 35,000 sq m, of which the Danish furniture company HOLMRIS B8 took a lease on 7,100 sq m warehouse and logistics space with auxiliary offices in 2023. The furniture company has a special focus on sustainability and has chosen E20 Park Copenhagen because of the opportunity for DGNB Gold-certified premises. In Q4 2024, Verdion and Aviva let just over 16,600 sq m to Tyreproff. Solrød Munici pality is also looking into increasing the supply. So far, the preliminary decision on a permit for the construction of a transport and logistics centre on Traneholmvej is under consultation.
