At a time when it has been difficult to see the profita bility of newbuilding, several players have nevertheless shown that there are still factors to support commercial newbuilding. One of the common denominators is gen erally sustainable solutions in line with the companies’ goal of reducing their carbon footprint. The construction of the properties has made use of various measures such as solar cells, wastewater utilisation, electric charging sta tions and much more. Development work is ongoing in the Logistikparken area, and in 2024 Scanpipe expects their new warehouse, logis tics and administration facilities of approx. 1,750 sq m to be ready. DHL Express (Denmark) is also expanding in the area with a new terminal that will house both admin istration and warehousing. The extension covers approx. 6,750 sq m and is expected to accommodate approx. 40 workplaces when completed. In the longer term, the area will also house DSB’s new workshop facilities for maintenance of the new IC5 trains. The more than 19,000 sq m workshop is scheduled for completion in 2026. Also in Hasselager, COOP and Hilton Foods Denmark will be joined by outdoor company Eventyrsport, who will soon move their activities to the newly built head office. The head office is expected to be completed in Q2

2024 and will comprise more than 10,000 sq m, of which approx. 8,200 sq m will be used for storage.

Other areas In Hørning, where companies such as Frode Laursen, Antalis and Hørkram are located, Maki, the largest toy distributor in the Nordic region, has chosen to settle down and has built a new domicile because of growth and increased space requirements. In Hinnerup, where major companies such as DHL, Freja Transport & Logistik, Bridgestone, GLS and AB Catering are located, the latter is expanding its refrigeration and freezer capacity. The expansion is scheduled for comple tion in summer 2024. Sustained low vacancy rates The vacancy rate has been moving down for a number of years to a historically low level in 2022. This largely ties in with the fact that Aarhus and environs have a lim ited supply of commercial land zoned for industrial and warehouse purposes. Since 2022, there has been a slight increase, with the vacancy rate currently standing at 1.73% (Q4 2023). The moderate increase in vacancy may be explained by the fact that e-commerce has generally been characterised by zero growth in 2023, although the vacancy rate for warehouse and industrial properties remains very low in Aarhus and environs.
