Brisk newbuilding in the Aarhus hotel market

The fact that consumers were typically barred from travelling during the pandemic cre ated a pent-up desire to travel, unleashing a post-pandemic tourism boom. In the Aarhus region, 2022 was a record-breaking year, with overnight stays exceeding the level in 2017, when Aarhus was the Capital of Culture. In 2023, the key figures for tourism and hotels remained favourable. However, several newbuilding projects were postponed during the pandemic, so Aarhus is set for a significant increase in hotel rooms in the coming years.

The largest hotel project will be on Aarhus Ø, where NCC has signed a contract with Bassin 7 Erhverv to build a BIG designed hotel with Scandic as operator of both the hotel and office component. The 37,000 sq m hotel will have 342 rooms, restaurants, shops, wellness, and approx. 16,000 sq m of office space and underground car park. The building will be designed with a large, external stair case that invites all Aarhus residents to climb to the top of the building. Construction is scheduled for completion in H2 2026. At Sydhavnen, A. Enggaard is building two hotels, one of which will be run by Guldsmeden, under their concept ”Urban Eco Resort”. Guldsmeden, which originally ran a hotel on Guldsmedgade in Aarhus, now has more than 10 hotels in 4 countries and will operate the 215 rooms with associated pool, spa, conference facilities and sky bar. Housing also the venue Train, the building will com prise some 20,000 sq m in total. Guldsmeden expects to welcome its first guests here in spring 2026. The second hotel to be built at Sydhavnen will be oper ated by Danish hotel operator Core Hospitality, which will operate a hotel based on the Marriott-owned Moxy con cept. It will be the first Danish Marriott-owned concept to open outside Copenhagen. The Moxy concept offers

affordable hotel accommodation without compromis ing on quality and style. As such, it often caters to young travellers. The hotel will have approx. 190 rooms and is expected to open in 2026. At Værkmestergade 2, Aarhus C, the owners have also ini tiated plans to expand the existing Comwell Hotel. The expansion will add a new 15-storey tower and 161 new rooms, bringing Comwell’s total number of rooms to 401. The upper floors will feature a restaurant, sky bar and a large open-space roof terrace that will be open to the public. The hotel expansion is expected to be completed by year-end 2026. On Nørre Allé, the Copenhagen-based chain Nord Collection has established its hotel apartment concept in a new building constructed by the Emilienborg Group. The hotel apartments are unmanned and cater to a grow ing target group of international tourists. Aarhus’ oldest hotel, Hotel Royal on Store Torv, has also found new tenants in the Bühlmann hotel group, which operates several hotels in Jutland. The new tenants have big plans for the hotel, which is to be renovated and have raised the gastronomic level to new heights.
