Housing trumps industrial properties Light industrial properties and properties that can be used for last mile distribution are particularly sought after by both users and investors. This is especially true for well-located properties in Greater Copenhagen with close proximity to end users in densely populated areas. The Greater Copenhagen industrial and logistics market is characterised by declining supply and increasing demand, driving up rent levels. The declining supply should be seen in the light of the transformation of several traditional industrial areas in the Copenhagen area into new residential neighbourhoods. This devel opment is to make room for the Capital's growing population and is particularly evident in towns such as
Albertslund, Brøndby, Glostrup and Herlev, where there has been a significant decline in the older industrial and logistics building stock. In the first-mentioned munici pality, development is ongoing, and the former indus trial area Hersted Industripark is to be transformed into a new residential area that will eventually accommodate 12,000 new homes, equivalent to approx. 24,000 new citizens. Hersted Industripark is one of the largest urban development projects outside of Copenhagen.
