according to a forward-funding model, where MG Real Estate is involved in the ongoing construction of the remaining warehouse and logistics facilities. At Solrød Strand, construction has started on E20 Park Copenhagen. When fully completed, it will be one of Denmark’s largest logistics parks, offering a broad range of lease units and unit sizes. The park is developed by Verdion and Aviva, with the first stage now completed, comprising some 50,000 sq m speculative building. When fully developed, E20 Park Copenhagen is expected to comprise 150,000 sq m in total. The latest phase of the development consists of approx. 35,000 sq m, of which the Danish furniture company HOLMRIS B8 has just taken a lease on 7,100 sq m warehouse and logistics space with ancillary offices. The furniture company has a special focus on sustainability and has chosen E20 Park Copen hagen because of the opportunity for DGNB Gold-cer tified premises. Solrød Municipality is also looking into increasing the supply. So far, the preliminary decision on a permit for the construction of a transport and logistics centre on Traneholmvej is under consultation. Avedøre The industrial district of Avedøre Holme south of Copen hagen is characterised by a substantial proportion of outdated facilities. Nevertheless, Avedøre Holme benefits from an outstanding location right next to the E20 motorway, effectively cutting transport times to Copenhagen. A new local plan adopted by the municipal council in Hvidovre in late 2022 ensures new devel opment opportunities in the area. The new local plan will provide space for both large and small businesses in the future, while also focusing on the green tran sition in terms of energy production, biodiversity and newbuilding. For all local plan sub-areas, a building percentage of 100% has been set, while there are varying requirements for maximum building height and plot size. Given its strong logistics location, Avedøre Holme could become a popular district if newbuilding opportu nities arise in the future. It is currently being discussed whether to expand Avedøre Holme. Such an expansion could boost the area. In January 2019, a consortium of the Danish Government, Hvidovre Municipality and the City of Copenhagen introduced a plan to establish ‘Holmene’, nine islands off Avedøre Holme, with devel

opment of the 3.2 million sq m site scheduled to begin in 2026 for completion in 2041. The project has met with strong opposition and several mayors in the neigh bouring municipalities want it shelved. If the expansion of Holmene is realised, Greater Copen hagen will gain a new, state-of-the-art business park with room for around 380 new companies and 12,000 new jobs. Such an expansion is expected to have a significant positive impact on the entire area. Amager/Kastrup Situated in Kastrup on the island of Amager, Copen hagen Airport offers airside lease opportunities for airport-related businesses. Although a fairly slim market segment, demand is strong because of increasing air cargo volumes. As part of the expansion of Copenhagen Airport, a new cargo and logistics park is planned on a more than 30-ha site, Airport Business Park. Planning provisions allow for a building height of 22 metres, with no restrictions in terms of volume.
