Good indoor climate remains top priority Apart from geographical location, the choice of office premises is determined largely by parameters and facilities demanded by the tenants. In 2021, a good indoor climate (e.g. daylight inflow, ventilation and acoustics) remains one of the top prior ities when Danish businesses are to pick new office premises. Broadly speaking, the focus is on a lease configuration and lay out that promote staff productivity. This is underpinned by the fact that tenants across Denmark consider the quality of lease premises a weighty parameter. Easy access and parking are also high on the list of priorities, although at clearly varying degrees across Denmark. Whereas businesses in the Capital consider proximity to public trans port a weightier parameter, accessibility by car along with park ing top the list of businesses in the rest of Denmark. This is testament to the well-developed Greater Copenhagen railway grid, with most commercial districts enjoying proximity to sta tions offering either S-train, regional train or metro services. Nevertheless, parking and accessibility by car are important to

businesses in the Capital area, too, and should therefore be a focal point when developing or investing in new properties as public transport alone does not cut it. If we take it one step further than the physical setting, asking businesses to give their take on future office demand, we learn that they expect things to remain largely unchanged. Despite recent years’ stronger focus on homeworking, accelerated by COVID-19 and repeated lockdowns, two of three businesses do not expect homeworking to reduce the demand for office space. A few businesses even believe that area requirements will increase. Still, across businesses there seems to be a high degree of flex ibility in the workplace, with nearly 80% of respondents either leaving it up to the workers whether or not they want to work from home, or even encouraging them to do so. Overall, the fig ures indicate that businesses generally have an adaptable and flexible approach to their workers, which is important to factor in when designing and developing office premises.
