certain minimum size and the generally high rent levels mean that it is not always possible to find a home where you can afford to live alone. Given the trend in household size, with 130,000 more sin gle-person households over the past decade, one might intuitively expect new construction to have followed the demand for smaller homes. But surprisingly, when ana lysing the past 10 years of new construction of apart ment buildings and townhouses, the reality shows other wise, as the new supply has been primarily medium- and large-sized dwellings. This general trend is pronounced in the largest municipalities, albeit not in e.g. Aarhus and Aalborg, where there has been a significant increase in

smaller homes, especially in the 50-74 sq m size bracket. It is remarkable that supply has developed in this way, even though there has been a significant increase in the num ber of singles, senior citizens, and smaller households. The fact that there are more smaller households, more people choosing to live alone and an increase in the number of senior citizens creates obvious new opportu nities for residential property developers. These demo graphic changes are not expected to be a short-lived phenomenon, and it is therefore necessary to rethink future residential development to better adapt supply to demographic changes and meet the need for smaller res idential unit sizes.
