Changing dynamics in big cities

Zooming in on the retail rental market in major towns and cities, we have seen businesses strongly focusing on convenience in 2024. As consumers have moderated their spending in recent years, companies have become much more intent on being close to customers, especially when it comes to city retail. Specifically, we have seen companies that previously had their primary presence in suburban and big box areas start to move into city centres in search of new custom ers. One example of this is DIY stores such as Silvan and Jem & Fix, which have recently opened city centre stores. Silvan has a store at Kultorvet in central Copenhagen, while in October 2024, Jem & Fix announced the open ing of three new Copenhagen stores in addition to their existing stores.

At the same time, there is a strong focus on con venience and accessibility, as some consumers in big towns and cities do not own a car, for instance, render ing it more difficult for them to visit the chains’ traditional out-of-town store concepts. The increased focus on convenience is gradually gain ing ground, and we believe this could intensify the com petition for attractive city-centre retail leases. Although the big box concepts have minimum requirements for city-centre leases, the dynamics can transform the rental landscape and provide new opportunities for landlords who gain access to a wider range of poten tial tenants. This is an opportunity to think outside the box and we recommend keeping an eye on this trend throughout 2025.
