opment start, the harbour areas of Søndre Frihavn have evolved into an attractive maritime city district offering residential and office space. The plan is for Nordhavn to become a densely built and sustainable city district where construction on the waterfront will serve to maintain a maritime ambience. Infrastructure is deemed essential for the development of the area, which was linked to the Copenhagen Metro in 2020. Furthermore, the road of Nordhavnsvej opened in 2017, providing swift access to the regional road grid. With 3.6 million sq m in total scheduled for completion in multiple stages, the scale of the Nordhavn development area is massive. Fully developed, the area may accom modate more than 40,000 residents and some 40,000 workplaces in 2050. Today, the area is home to more than 11,000 workplaces. The Nordhavn district includes Aarhusgadekvarteret, which is now believed to be largely fully developed. Today, Aarhusgadekvarteret has more than 2,500 residents. New areas also include the artificial island of Kronløbsøen and Nordø, formerly known as Redmolen. Completed at the turn of the year 2023/2024, Kronløbsøen offers 233 ownership units in DGNB Gold-certified buildings. In 2024, PFA completed the development of Nordø, comprising approx. 55,000 sq m floorspace across approx. 115 resi dential units, two commercial head offices, including PFA’s own head office, as well as a hotel. In March 2024, By & Havn had almost 78,700 sq m of unutilised resi dential building rights that have not yet been sold. One of the plots with 11,000 sq m residential building rights is for sale, 10,800 sq m building rights are under negoti ation and the remaining almost 57,000 sq m are not yet for sale. The plots are expected to be developed in 2025 2028, so there is still the prospect of many residential completions in Nordhavn over the next three years. Amager Strandpark After a longer transition from a predominantly indus trial location to an attractive new residential district, the eastern part of the island of Amager has undergone a remarkable transformation. As a result, this part of Amager today appeals even to those who in the past would never even consider becoming residents. Located along the coastline, this area has been successful in offering attractive dwellings nestled between the modern
beach area of Amager Strandpark to the east and the Copenhagen Metro line to the west.
In the northern part of the former industrial area along Strandlodsvej and Ved Amagerbanen, redevelopment is currently taking place, with numerous new residential units being built, including Havglimt 2, recently completed by Witting Ejendomme and fully let on completion. Back in 2019, Witting Ejendomme built Havglimt 1, which consisted of 85 rental apartments located on Amager Strandvej. Now another project, Havglimt 3, is in the pipeline. The latest project is located next to the other two Havglimt developments on the corner of Prags Boulevard and Amager Strandvej. Here, an apartment complex with up to 150 rental units will be built in 2025. On the neigh bouring site, SAB is constructing 71 non-profit family dwellings with unit sizes of 50-110 sq m and scheduled occupancy in October 2025. Incidentally, Witting Ejen domme owns additional properties in the area that is currently under local planning. This suggests plenty of activity in the area over the next couple of years. Bryggens Bastion Situated at Njalsgade/Ørestads Boulevard in the popular Copenhagen district of Islands Brygge, Bryggens Bastion neighbours the listed military monument called Faste Batteri, the only remnant of the 17th century artillery bastion in this location. Wedged in between Islands Brygge, Ørestad Nord and Amagerbro, Bryggens Bastion represents one of very few remaining infill development areas in a central location not only on Amager but in Copenhagen in general. Today, the area is being developed into a new urban district, on completion comprising 125,000 sq m mixed-use residential/commercial space. Domis owns the remaining four undeveloped building plots, holding approx. 52,000 sq m building rights, and JCN Bolig has now been assigned with the construction of 176 resi dential units comprising the first 11,000 sq m phase. The new 8-storeyed apartment building is expected to qualify for DGNB Gold-certification. Most of the district is designated for a mix of housing, including multi-storey apartment blocks, terraced houses and town houses.
