Nordhavn

Stejlepladsen. The latter area, developed by domestic pension fund PFA, will become a new sustainable Copen hagen district overlooking the Fiskerihavnen harbour and neighbouring a large green expanse. The vision for Stej lepladsen is to construct about 52,000 sq m residential space, equivalent to some 900 dwellings. At the square of Mozarts Plads, a joint venture of NREP and AG Gruppen has developed Køhlers Have, offering 384 residential units, two small retail units and a parking basement. Letting activity has been brisk, and less than six months after completion, the joint venture sold the property to Finnish investor CapMan. Molestien is another part of the district that is still under development, located between Sluseholmen and the railway tracks in the old part of Sydhavn. In 2021, the Copenhagen City Council adopted a local plan allowing for newbuilding for residential use as well as service industries, including liberal professions, restaurants, shops, hotels, etc. Currently, Dansk Metal is working on the Sydporten project, which involves the construction of 633 residential units, with the first stage scheduled for occupancy in 2024. Some of the units are designated for student housing and assisted living for seniors, while the rest are family homes. In addition, areas for businesses, daycare centres and parking will be built. Sydhavn has become a highly popular residential location, reflected in brisk residential newbuilding activity in recent years. Sydhavn will benefit from the metro extension scheduled for commissioning in 2024, improving access to the area. In 2018, the bridge of Alfred

Nobels Bro, connecting Teglholmen and Enghave Brygge, opened for pedestrians/cyclists. In 2024, it is to open for car traffic as well, effectively linking Sluseholmen to the south with Kalvebod Brygge to the north.

Most of the district will likely be fully developed within the next 5-7 years.

Nordhavn The Nordhavn district comprises the Østre Gasværk site, Søndre Frihavn, Marmormolen and Nordhavn (the north harbour) proper, which enjoys an attractive waterfront location just north of the Copenhagen city centre with easy access to Nordhavn station. In the past, Nordhavn was predominantly home to a large part of the city’s harbour-related industries, but today they only take up roughly half of the area. Since redevel opment start, the harbour areas of Søndre Frihavn have evolved into an attractive maritime city district offering residential and office space. The plan is for Nordhavn to become a densely built and sustainable city district where construction on the water front will serve to maintain a maritime ambience. Infra structure is deemed essential for the development of the area, which was linked to the Copenhagen Metro in 2020. Furthermore, the road of Nordhavnsvej opened in 2017, providing swift access to the regional road grid.
